There might be good money in being a landlord or landlady, but it seems that finding the right person to sign in for the lease may be a difficult part of it. However, you do not have to rush in your search for a tenant just yet. You will need to make sure that you find a good tenant. In order to do that you need to make a list of what you need to get important information from your prospective renter.

First, make a credit check. This is very important for you to do because it will somehow make you feel comfortable that he can make payments and never miss. This also goes with background check. You may tactfully inquire about your prospective renter to make sure that he will be a good renter. That also goes with a current employment check. A good renter means someone responsible in maintain a good job so that he can make payments on time.

Also, when making a background check you may want to check where his current resident is. It is wise to check the current residency of the person moving in. That is a good indication whether or not that person is good tenant to take good care of your property if they are taking care of their current resident. Never be ashamed in asking him directly. The way he answers your questions will give you a hint of what kind of person you are allowing to make use of your property. And speaking of background check it is not bad on your part to make sure that your prospective renter does not have any eviction problem – or even if they have criminal record. Do not be feeling bad inquiring about this information. As they say, it is never too late than sorry since you will be intending these checkups to make sure you are dealing with a good renter.

To find good renters, you may also want to advertise to people you know who knows people in search of a property to rent. This way, you have someone who can directly vouch for them. But if you do not want people around you to get involve in your search of a good renter, you may want to advertise either in print or through the internet. If you do advertise, you may want to include your requirements in your advertisement. Be specific. Being the landlord, or landlady, you have the advantage of making demands. That means you will be asking for requirement and if they cannot deliver what you ask of them, you may want to move on to your next prospect.

People can be pretentious to make others believe who they are. It is up to your good judgment if you want to believe them. If you think that he will not be a good renter, it is also your right to say no to them. You will be deciding who you want to make use of your property and nobody else.
